TAG Private Lending · Borrowers
TAG Private Lending lends to real estate investors anywhere in Utah within 100 miles of Salt Lake City. Most loans pay for buying and fixing up a property to resell (a fix and flip), or cover the gap until a sale or a bank loan (a bridge loan). Every loan is secured by the property itself. We own and operate buildings ourselves, so we understand budgets, permits and timelines, and we decide quickly. First time investors are welcome.
Equity needed: most borrowers put in 15 to 20 percent of their own money. Full details, FAQ and the loan request form are on the TAG Private Lending page. New to flipping? Start with our plain-English guide to funding a flip in Utah.
Sellers
We buy commercial buildings in Salt Lake County. Some are stable and fully leased. Some need work. We deal directly with owners or through their agents, and we close on the terms we put in writing.
Agents with a client in mind are always welcome to reach out.
Partners
Most of our business starts with a relationship. We work with agents, small businesses, property managers, contractors and lenders. If an introduction would help you, we’re glad to make it.
On the ground
Industrial, office, retail and historic buildings we own and operate across the Salt Lake Valley.

Proven process
Long term relationships, built one step at a time. Every investor goes through the same four steps.
Most partners hear about us from someone they trust, or from a deal we’ve done. We build from reputation, referrals and results.
We sit down with you to understand your goals, your risk tolerance and how you like to invest. A real conversation, not a pitch.
We keep you current on the market, our portfolio and what’s next. When a deal fits, we show you all of it: the underwriting, the business plan and the money we’re putting in ourselves.
You invest when the deal and the timing are right for you. We manage the property and the reporting. You stay focused on your goals.

Approach
What you can expect from us, whichever side of the table you’re on.
We make every decision like owners, because we are. Our interests are aligned with yours.
We keep our word. If we commit to a price, a timeline or a plan, that is what happens.
Plain answers and regular updates. Good news and hard news travel at the same speed.
We look for problems early and solve them before they surface. That is how buildings stay healthy.
Why Salt Lake
Mountains on three sides and a lake on the fourth. The land is finite, and the demand for it keeps growing. That is why we stay concentrated here, where we know the buildings street by street.
Hands on
The same building, opened up to the joists and brought back to life.

We work exclusively with accredited investors as defined by the Securities and Exchange Commission. If you are not sure whether you qualify, we are happy to talk it through.
Yes. 50% of our deals include 1031 exchange funds, and we know the process well. A 1031 exchange lets the owner of an investment property sell it and put the proceeds into another property while deferring capital gains tax, as long as IRS deadlines are met. Reach out early and we will walk through your timeline.
Yes, if you meet the accredited investor criteria. Many of our investors use one. Please confirm the details with your IRA custodian or financial advisor.
